Three shapes cover almost every property channel
You do not need a unique export for every app. Landscape 16:9, square 1:1 and vertical 9:16 cover property portals, websites, YouTube, feeds, Reels, TikTok and Stories. Anything more specific is usually a crop of one of those.
Make the choice by where the file will be watched, not by which export preset sounds professional. A 16:9 master posted into a Story is the wrong file, however carefully it was graded.
Landscape for portals, sites and YouTube
16:9 is the shape of a listing page video and of YouTube. Exteriors and wide rooms sit naturally here. Use it when the viewer has chosen to look at this property, so you can take a few more seconds than a feed allows.
Keep the opening frame informative. The portal thumbnail is often that first moment. A dark doorway or a logo card with no property in it wastes the only glance you get in a search result.
Vertical for Reels, TikTok, Shorts and Stories
9:16 is full-screen on a phone. Centre the subject, enlarge the type, and assume the viewer did not mean to stop. Price and place should be readable without turning the sound on.
Check the crop. A facade shot composed for 16:9 can become sky and a slice of roof. Swap in a tighter photo rather than hoping the template will invent a composition you did not shoot.
Square for feeds and many placements
1:1 still earns its place in feeds and in a lot of paid property placements. It is more forgiving than vertical for wide architecture, and more compact than landscape in a scrolling feed.
If you only have time for two files, make landscape and vertical. Add square when a campaign specifically asks for it. In PropertyCuts it is another cut of the same project, not a new edit.
Produce them together
The expensive mistake is maintaining three timelines that drift apart: a price updated on the portal video and forgotten on the Reel. One project, three renders, shared branding.
Preview each ratio before you spend credits. The preview is where you notice a floor plan that is unreadable on a phone.
Make one from the photos you have.
Upload the media, choose a template, and render the cuts you need.
