Estate agents, letting agents and realtors are publishing into different marketplaces, but the problem is the same. The file gets shared without its caption. If the price, the place and the agency are not on the picture, the video cannot do its job once it leaves the post you wrote. PropertyCuts can hold a logo, a brand colour, contact details and listing text on the project, and it can open or close with a short logo card. Use those for the things that repeat. Decide the words yourself. The software will not know if you have reduced the asking price.

Keep one identity, and let the house lead

Use the agency mark your other marketing uses, in the colours you actually print. A video is a poor moment to try a new logo. Place it where it is visible and small: a corner, or a card at the end. A full-screen logo for more than a moment wastes the only part of the film people reliably watch, which is the beginning.

The first frame should be the property. If you use an opening logo card, keep it brief and cut to the building. An end card can carry the phone number, the office and the invitation to book a viewing or request details. One next step is enough. A row of every social network plus three phone numbers will not be read.

Write the address the way it appears on the listing. If you shorten a street name, shorten it the same way every time. Bedroom and bathroom counts should match the particulars, including a study you are not calling a bedroom. If the price is on screen, updating the video is part of changing the price. A forwarded file with yesterday’s figure is worse than a file with no figure.

An illustrative checklist

The lines below use a fictional agency, Harbour & Co., and a fictional house at 14 Linden Row. They are a pattern for a briefing note, not a real instruction, a real agency or a client project.

  • Logo file is the current Harbour & Co. mark, on a transparent background if you have it.
  • Brand colour matches the website, not a colour picked for this one film.
  • Opening frame is the front of 14 Linden Row, not the logo alone.
  • On-screen name reads “14 Linden Row” exactly as the listing spells it.
  • The film says three bedrooms and one bathroom, because that is what the particulars say.
  • Price is either omitted or identical to the live listing. It is not an estimate from memory.
  • Tenure, tax or fees are included only if your market requires them and the wording has been checked.
  • Type is large enough to read on a phone, and it is not sitting on the sky or across a window.
  • End card gives one action: book a viewing with the named office, plus one phone number or one URL.
  • The same end card, with the address changed, could be reused on the next instruction.

Swap the name and the facts. Keep the checks. A negotiator who did not shoot the property should still be able to see a miss.

Different shapes, same voice

You will often need a landscape file for the website and a portrait file for a Reel or Story. Those are separate exports in PropertyCuts, because each project is created in one format: 1920 by 1080, 1080 by 1920, or 1080 by 1080. The logo and the wording can match even when the crop cannot. A wide elevation that carries your lower-third in landscape may hide the door once it is portrait. Check each version. The format guide is the practical test.

Social cuts can be shorter and still be branded. Open on the house, put the place on screen, and use the same end card. Ten directions for those shorter films are in property video ideas for Reels and social. They are ideas for structure, not a promise about how many people will watch.

Make it someone’s routine

Marketing, or whoever owns the brand, should set the logo, the colour and the end-card wording once. The person with the photographs can then assemble the rooms. Creating the video from the photo set is that assembly. It does not require a different identity for each negotiator, and it should not gain one. An office that posts five styles looks less established than an office that posts one plain, accurate style every time a property is listed.

Review the first film of a new instruction against the checklist before it is posted, and again if the price or the status changes. Branding is not a layer you add at the end and forget. It is the part of the file that has to stay true after the video starts to travel.
